Proximity Plumbing were called for a burst pipe within Bellevue hill, due to the urgency of the burst pipe Bellevue hill we were able to have someone there within 30 minutes.
Once onsite, tradesmen successfully isolate water at the water meter to stop the immediate issue. He then proceeded to trace the pipe and locate the exact origin of burst pipe. Digging down into the garden he was successful in exposing copper pipe and cutting out defective section. This pipe was replaced with new copper pipework. The surrounding areas were reinstated as first found and all lines flushed out to remove debris.
After successfully replacing the worn-out pipe, several testings were made to make sure that the new pipe is working in good condition. Better still as part of our agreement, we return to the site every year to complete a complimentary camera analysis to ensure all works are perfect.
Strata Republic recently requested we quote on a major hot water upgrade to the building within Sydney’s eastern suburbs. The block located In Bellevue hill was an original 1970 art deco block which relied on 2x outdated storage units to provide hot water to over 25 individual lots. When the building was built the amount of hot water would have likely been adequate but with more modern tapware, fixtures and bigger families living within apartments this type of heating solution was simply outdated, not efficient and costing the owners excessive electricity bills.
Furthermore, the building suffered from an alarming amount of emergency callouts and costly repairs with the heaters no longer being reliable and constantly breaking down and needing repairs. Proximity plumbing has a long history of not only all Strata related plumbing but specialising in hot water repairs and upgrades. They were requested to provide a report on the current situation and provide options on how to best provide the ultimate heating solution for the 21st century.
The goal was to ensure that the heaters were efficient at heating, would require minimal maintenance and most importantly would have an endless supply of hot water to all the owners. As this was an extremely complex task this quote alone took nearly 2 weeks to prepare as William the director wanted to make sure he was diligent and could provide a fixed cost with no variations.
Scope:
• Removed old Asbestos tanks.
• All pipework in the current storage room altered to suit the new tank.
• Supply and install new 315 storage tanks installed directly in front of the current tank wrapped in asbestos.
• Connect flow and return lines to a new storage unit.
• Supply and install a secondary reticulating pump.
• Existing storage units in outdoor shed decommissioned and removed off-site.
• Replacement with commercial-grade 32-litre instantaneous heaters installed and flued through the roof.
• Pipework alters to suit new manifold setup.
• On completion, all work was thoroughly tested and commissioned.
After a solid week by the team at proximity plumbing managed to completely upgrade the buildings hot water, better yet the building as promised had hot water every night from 5pm till 7am the following day. Better yet some of the more outstanding results included.
• Increased hot water pressure & flow.
• How water is now at a compliant temperature.
• Flow and return system now ensure dead legs of hot water and immediate heat on arrival.
• Unlimited hot water supply to all residents.
• Cheaper running costs as it is upgraded to a gas-powered system.
• Little to no maintenance, just 1 visit a year to ensure heaters are working at 100%.
Proximity Plumbing received a call to attend to a job and investigate a blocked sewer line in Vaucluse. After receiving a call, we immediately sent off one of our senior plumbers in Vaucluse to find the cause of the issue. We were able to get to the site within 30 min.
Once on site, tradesmen initially conducted an investigation with the CCTV and noted that the boundary trap was blocked. He tried using hand tools and was not successful. Since the Boundary trap is needed for further examinations of line to vertical shaft, the main section of the excavation was dug up. After removing the boundary trap, we used a CCTV camera to the vertical shaft to confirm the line has no other breaks. After confirming that there is a break or crack in the line, we immediately did a pipe relining from the vertical shaft to the main. We removed the defective section of the pipe and replaced it as specified.
By the end of the day, we used a cctv camera and usb to fill all new works completed and provide a copy to the owner as reference.
We were called to this Family home located in Bondi Beach in which a water leak around the hot water heater was reported to us, after carrying out a site inspection we found out that the hot water heater had failed and started to leak, we have sent a quotation on hot water tank replacement.
Once we got the approval of the owner to do the work, we immediately disconnected and disposed of the existing hot water tank. We have also chosen to install a new thermann Sol tank. Alongside with the installation of the new tank, we have also put a new duo valve and tempering valve.
Since the leak was diagnosed immediately, there were no further issues made. We have also completed certain tests upon completion. We have noted to the client the hot water heater should be checked every 1-2 years by a licensed plumber and then to replace it after 10 years.
We were called by a property manager whom we are currently working with for a real estate in Surry Hills. We were advised to investigate a roof leak. We had to report immediately on-site since we are trying to fix the leak before the storm comes.
One on-site, we immediately conducted a complimentary site inspection. Two tradesmen with safety harnesses were required to investigate a new leak coming through the skylight. As it was still pouring with rain whilst on site we were limited with what we could do, Tradesmen were required to purchase a flashing product which was able to be applied in the rain.
Flashing detail was created and we believe has stopped the leak in this area as tenants haven’t reported to us any further issues. We have suggested having a preventive maintenance check every 6 to 12 months to establish consistent practices designed to improve the performance and safety of the equipment at your property
We received a call from one of the Real Estate clients that we are currently working with In Bondi to investigate a leaking basin taps. We immediately arranged a schedule with the tenant to fix the issue.
Once onsite, we carried out a complimentary site inspection. We removed the leaking basin tap and replaced it with a new one.
We have tested the new equipment to make sure that it will not cause any damage or issue. We have suggested having a preventive maintenance plan in order to avoid unexpected equipment failure.
Last Tuesday proximity plumbing was called to Hopetoun Avenue Vaucluse NSW 2030, after reports of a blocked drain. As we were local and had one of our senior plumbers working just in Bondi Beach, we were able to get to the site within 30 min. Once onsite we confirmed that the cause of the blockage was tree roots, and this would need the use of a high-pressure jetter.
After a couple of hours of high pressure jetting onsite, we managed to clear the blockage. As standard, we used what’s called a CCTV camera to inspect the drain and get a better understanding of the condition of the existing sewer line. We confirmed that the line was original earthenware clay pipe, and this would be prone to further root problems.
We provided a new solution which is called “Pipe Relining” which provides the option of repairing the pipe with no excavation required. As the owner has just finished landscaping his entire backyard and building a new pool we were delighted with this option.
By the end of the next day, all works were completed as if we were never there and now the owner has the reassurance that we provide a lifetime labour warranty and a manufactures warranty of 35 years. Better still as part of our agreement, we return to the site every year to complete a complimentary camera analysis to ensure all works are perfect.
We received a call from one of the hotels that we worked with in Paddington. They have reported to us that there is a blocked male urinal that causes inconvenience for them and for their customers. We immediately sent off the tradesman who will be in charge to clear the blocked toilet.
As soon as we arrived at the hotel, we immediately went to the blocked toilet to see what equipment we should use to clear the blockage. We have used 2 bottles to clear the line and it worked on the blocked toilet. All works carried out have been tested and cleared.
We have cleared the blocked toilet immediately with the use of proper equipment. We suggest that a preventive maintenance plan will help to ensure that major plumbing problems won’t arise.
